Insights / Section J

How much does a Section J report cost?

A Section J report is priced from your drawings and quoted before any work starts. These are the things that decide the price, and how to keep it down.

Calculator on architectural floor plans

The short answer.

It depends on the building. The work in a Section J report scales with what has to be assessed, so the price is worked out from the drawings and quoted before anything starts. A lighting-only fitout and a fully glazed multi-storey envelope are not the same job.

Five things decide the work.

The glazing.

Every window, glazed door and shopfront goes into the facade calculator on its own line. More glazed elements, more orientations, more work.

The lighting.

Lighting is checked space by space against the illumination power density limits. More space types, more work.

The building class.

A project with several classes, or a Class 2 part that stays on NCC 2022, needs each part assessed under its own rules.

The NCC edition.

NCC 2025 adds checks such as on-site solar under J9D5. The edition comes from the permit date.

The drawings.

Missing glazing data or build-ups means back and forth. Complete drawings are the fastest and cheapest way through.

Each one adds to the work, so each one moves the price.

Three ways to keep the price down.

  1. Send the full setSend the window schedule with the manufacturer's U-value and SHGC for each system, the wall, roof and floor build-ups, and the lighting schedule.
  2. Ask about lighting-onlyIf the fitout does not touch the external envelope, ask about a lighting-only assessment, a much smaller job.
  3. Report before the drawings lockAnd get the report done before the drawings are locked: a compliance problem is then a line on a drawing, not a variation.

Common questions

How much does a Section J report cost?

The work scales with the building, so the price is worked out from the drawings: a lighting-only fitout and a fully glazed multi-storey envelope are different jobs.

Send the plans for a quick quote, before any work starts.

What makes a Section J report cost more?

More glazed elements in the facade calculator, more space types in the lighting assessment, several building classes in one project, and drawings that are missing glazing data or build-ups.

Is a lighting-only assessment cheaper?

Yes.

When a fitout does not touch the external envelope, a lighting assessment against the illumination power density limits is a much smaller job than a full report.

Does the NCC edition change the price?

It changes the work.

NCC 2025 adds checks such as on-site solar under J9D5, so the edition is confirmed from the permit date before quoting.
